Roof: look for waves or sagging, shingles curling or peeling up, and missing shingles. Ask how old it is

Foundation: look for horizontal or stair-step cracks, cracks wider than 1/4 in., sloping floors, and doors that stick

Water damage: check for ceiling stains, musty smells, and water or water lines in the basement or crawlspace

Pipes: look for galvanized steel or polybutylene (gray plastic) supply lines

Water heater: check its age (replace at about 10–12 years) and look for rust or leaks

Sewer line: order a camera scope if the house is older or has big trees nearby.

Electrical panel: check the size (100A minimum) and avoid Federal Pacific or Zinsco panels

Wiring: look for knob-and-tube wiring or 2-prong outlets

Multi-unit: check for separate electrical meters (and gas and water) for each unit. Separate water meters aren't as common so you'll need to factor for that in your numbers either by billing it back to the residents or eating the cost.

HVAC: check the age of the furnace and AC, and run both

Drainage: make sure the ground slopes away from the house and the downspouts drain away from the foundation

Windows and siding: look for rot, fogged windows, and soft wood

Pests: look for droppings, termite mud tubes, and wood damage

Kitchen and baths: note what needs updating for your rehab budget
