Insurance: confirm your landlord policy starts at closing and your lender is listed on it
Utilities: move anything you pay (water, trash, common-area electric) into your name

First 2 weeks: residents

Introduce yourself: meet each resident as soon as possible and tell them how to reach you.
Deferred maintenance: ask each resident about repairs the previous owner never took care of. This is a great way to improve the property from the beginning and start the relationship with the residents off right.
Rent payments: get residents set up to pay online or at the bank, however you accept rent.

Furnace and AC: check that the filters were replaced recently and the AC isn't dirty. A little prevention now saves you a service call later.
Smoke and CO detectors: make sure every unit has working ones.
